Terms and conditions

  1. Apple Estates will conduct references on all people who will be living at the property who are 18 & over. A separate reference form will need to be completed by each applicant and returned to our office within three working days of the holding deposit being received.
  2. Once the holding and agency and fees have cleared, we will cease advertising the property and process your application accordingly. In the event of the Landlord withdrawing the property, the amount full amount of fees will  be refunded to you. However Should you decide to withdraw your application once we have started the referencing process, or if the references are unsatisfactory, the holding / agency will not be refunded. However, if for any reason the landlord does not proceed with the let, the holding deposit will be refunded in full.
  3. You will be sent or given a draft tenancy agreement will enable you the chance to understand the detailed agreement and seek any additional advice you may require.
  4. If you have a low income or are a student, a guarantor will be required, this person must be a UK resident, a homeowner and in full time employment.
  5.  Prior to keys being released for a property we will need copies of all applicants’ passports and one proof of address for your most recent UK address (not a mobile phone bill).
  6. Cleared funds are needed prior to the commencement of the tenancy. We accept bankers draft, personal cheque (these need 5 working days to clear)
  7. You will be advised as to whether the property you would like to rent is a ‘Let Only’. If this is the case, the following will be discussed with you in more detail. At the start of the tenancy you will be given the Landlord’s contact details and they will deal with any issues you may have throughout your tenancy. After the first month, the rent will be paid directly to the landlord each month. There will be no apportionments, landlords bank details will be passed to you unless agreed with the landlord.. When you wish to vacate you must serve notice to the landlord. Apple Estates are unable to become involved in any issues between the Landlord and Tenant on a ‘Let Only’ property.
  8. You will be advised as to whether the property you would like to rent is a ‘Managed’. If this is the case, the following will be discussed with you in more detail. At the start of the tenancy you will be dealing directly with Apple Estates and we will deal with any issues you may have throughout your tenancy. The rent will be paid directly to the Apple Estates each month. When you wish to vacate you must serve notice to Apple Estates.
  9. The deposit required will be one month rent plus £100.00 and will be held in a separate deposit account, or held in custodial scheme further information will be available on your tenancy agreement. Each tenant will be required to sign a document agreeing to the deposit being held this way
  10. Rents on all fully managed properties are required to be paid monthly by standing order unless agreed otherwise by Apple Estates If you are in a shared house, we ask that the rent comes from one bank account
  11. A fee of £15 may become payable for late rent after 3 working days or a Fee of £20 on non receipt of standing order/direct debit (providing your at fault).
  12. If you wish to terminate your tenancy at the end of the fixed term, one month’s prior notice, in writing will be required.
  13. A fee of £75 will be charged when the fixed term of the tenancy is renewed and represents a contribution to our costs of preparing relevant documents and a new agreement.
  14. Whilst we aim to allow you to enjoy your tenancy without interruption, we do conduct property inspections every three months. This allows us to not only check that you are happy at the property, but to produce a report for the Landlord detailing any short-term or long-term maintenance issues.
